Roof guide · Repair or replace
Should you repair or replace your roof?
A leak doesn't always mean a new roof, and a patch isn't always the cheaper choice. Here's how we think about it on Southwest Florida homes.
Repair
When a repair makes sense
- The damage is in one area, like a few shingles, a cracked tile, or one piece of flashing
- The rest of the roof is sound, with no soft decking and no widespread wear
- The leak has one clear cause that can be fixed
- The roof still has useful life left
Replace
When replacement is the better spend
- Leaks keep showing up in new places
- The decking is soft in many spots
- Shingles are worn across the whole roof: curling, cracking, or losing granules everywhere
- On tile, the underlayment under the tile has failed across large areas
- The repair would be large enough to trigger code upgrades anyway
Florida code
The 25 percent rule
Florida's building code has a rule for repairs that cover more than 25 percent of a roof section within 12 months. On many older roofs, that whole section then has to be brought up to current code. Roofs built to newer code can usually be repaired without that requirement. We check which rule applies to your house before we price a repair.
Some older houses also need roof-to-wall connection upgrades when the roof is replaced, depending on the house and the county. We tell you up front if that applies.
Third option
Rejuvenation for aging shingle roofs
If an asphalt shingle roof is aging but still sound, Roof Shield Rejuvenation may extend its life instead of a full tear-off. Not every roof qualifies. We evaluate first. For a ballpark on replacement, try the Instant Roof Cost Estimate.
How we work
Our process, step by step
01
Look
On-site check of the covering, flashing, vents, decking, and the attic where we can get in.
02
Photo report
You get photos of what we found, so you can see it yourself.
03
Recommend
Repair, Roof Shield Rejuvenation on a qualifying shingle roof, or replacement. We tell you which one we'd pick and why.
04
You decide
No pressure. If the roof has years left, we say so.
Questions we hear first
A repair costs less up front. But if the roof keeps leaking in new places, repeated repairs can add up, and water damage underneath adds more. We explain what we see so you can compare.
