When to replace
Signs a shingle roof needs replacing
- Curling, cupping, or cracked shingles across large areas
- Bare spots where the granules have worn off
- Shingles lifting or blowing off with every storm
- Leaks in more than one place
- Soft or sagging spots in the roof deck
We don't recommend a roof-over, where new shingles go on top of the old ones. A roof-over often hides problems in the wood decking that only show up once the old roof comes off. We tear off down to the decking, so rotted wood is found and replaced, not covered up.
Not every tired-looking shingle roof has to come off. Fading, dry shingles, or some granule loss on a roof that isn't leaking may qualify for Roof Shield Rejuvenation instead. We check first. If replacement is the better option, we will tell you honestly.

Shingle and color. We will not sell a tear-off if Roof Shield Rejuvenation is the smarter spend on a qualifying asphalt shingle roof.

Permit, dry-in, finish
Permits pulled, old shingles off, decking repaired, underlayment and shingles installed to Florida code.
04
Inspect & close out
Building department sign-off, a walkthrough, and the paperwork.
Questions we hear first
It varies. Sun, heat, attic ventilation, the quality of the original install, and storms all play a part. We don't put a set number on it. We look at your roof and tell you how it's holding up.
