Roof repair in Southwest Florida

A leak, a lifted shingle, a cracked tile, or a loose piece of flashing doesn't always mean you need a new roof. FarFan Contractors repairs shingle, tile, and metal roofs on homes in Lee, Charlotte, and Sarasota counties, other areas on request. We find the cause first, then fix that.

When to call

Signs your roof needs a repair

  • A water stain on a ceiling or wall, even a small one
  • Drips in the attic or around a light fixture after rain
  • Shingles that are lifted, creased, or missing after wind
  • Cracked, slipped, or broken tiles
  • Rusted, bent, or loose flashing at walls, chimneys, or vents
  • Cracked rubber boots around plumbing vent pipes
  • Shingle granules piling up at downspouts or on the driveway

Water travels. A ceiling stain is often a few feet from where the water gets in, so a patch right above the stain may not hold. That's why we trace the leak before we fix anything.

What we do

How we repair a roof

  1. Find the source. We look at the roof and, when we can get in, the attic. We follow the water back to where it enters.
  2. Explain what we found. You hear what failed, why it failed, and what we'd do about it. If the roof is close to the end of its life, we tell you that too.
  3. Repair with matching materials. We replace damaged shingles, tiles, panels, flashing, or vent boots, and fix soft decking underneath when we find it.
  4. Check the work. We look over the repaired area with you and clean up before we leave.

By roof type

Common repairs we make

Shingle roofs

Lifted or missing shingles, failed seals, worn vent boots, and flashing at walls. On an aging but sound shingle roof, ask about Roof Shield Rejuvenation after the repair.

Tile roofs

Cracked or slipped tiles, worn ridge and hip caps, and old underlayment under the tile. The tile sheds most of the water. The layer under it keeps the house dry. More on tile roofing.

Metal roofs

Loose or backed-out fasteners, worn sealant, and trim or flashing that has shifted. More on metal roofing.

Flashing and valleys

The joints where the roof meets a wall, a chimney, a skylight, or another roof plane. On any roof type, this is where most leaks start.

Repair or replace? A repair makes sense when the damage is limited and the rest of the roof is sound. When leaks keep showing up in new places, or the decking is soft in many spots, a new roof is often the better spend. If you do replace, ask about a sealed roof deck. How we work

Our process, step by step

  1. 01

    Inspect

On-site look at the covering, flashing, vents, and decking where water may be getting in.

  2. 02

    Recommend

A plain explanation of the cause and the fix. Repair when repair is right. Replacement only when it isn't.

  3. 03

    Repair

Damaged materials removed and replaced. Permits pulled when the job needs one.

  4. 04

    Walk through

We review the repaired area with you and clean up the site.

Questions we hear first

Often, yes. Florida's building code has a rule for repairs that cover more than 25 percent of a roof section within 12 months. On many older roofs, that whole section then has to be brought up to current code. Roofs built to newer code can usually be repaired without that requirement. We check which rule applies to your house before we price the job.

From our jobs

Recent work

“We had some shingles come off our roof and needed to get them repaired. We called FarFan Contractors and they got back to us quickly and took care of the repair without any fuss. The price was fair, and everything was done much faster than we expected. The roof looks great, and we're really happy with the service. We'd definitely recommend FarFan to anyone needing roof repairs.”
