Tile roofing in Southwest Florida

After shingles, tile is the roof Florida homeowners ask for most. FarFan Contractors repairs and fully re-roofs concrete and clay tile systems on homes in Lee, Charlotte, and Sarasota counties, other areas on request.

When to call

Signs your tile roof needs work

  • Cracked or broken tiles
  • Tiles that have slipped out of line
  • Loose or crumbling ridge and hip caps
  • Ceiling stains under a tile roof that looks fine from the street
  • An older tile roof that has never had its underlayment replaced

On a tile roof, the tile is not the only layer keeping water out. Water that gets past the tile runs on the underlayment below it. When that layer wears out, a tile roof can leak even when every tile looks fine. That's why a lot of tile work is really about what's under the tile.

Thinking about tile for a house that has shingles or metal now? Tile is heavy, so the roof framing has to be checked to carry it. We look at that before we quote.

What we do

What we do on tile roofs

  1. Tile repair. We replace cracked or broken tiles, reset slipped ones, and redo worn ridge and hip caps.
  2. Flashing. We repair or replace flashing at walls, valleys, vents, and other spots where water gets in.
  3. Full re-roof. We remove the old tile and underlayment, repair the decking, and install new underlayment and tile to Florida code.
  4. Close out. Permits, inspections, a walkthrough, and cleanup.

Options

Concrete or clay tile

Concrete tile

Made from cement and sand. Comes in flat and curved profiles and a wide range of colors.

Clay tile

Fired clay, often in the classic barrel shape. The color runs through the tile, so it holds its look well.

Under the tile

The deck and underlayment do the real waterproofing. Before new tile goes on, see how a sealed roof deck works.

How we work

Our process, step by step

  1. 01

    Inspect & measure

On-site look at the tile, ridge and hip caps, flashing, and any signs of leaks inside. Measurements if a re-roof is on the table.

  2. 02

    Choose the path

Repair, or a full re-roof in concrete or clay tile. We tell you which one we'd pick and why.

  3. 03

    Permit & install

Permits pulled when required. For a re-roof: old tile and underlayment off, decking repaired, new underlayment and tile installed to Florida code.

  4. 04

    Inspect & close out

Building department sign-off when a permit applies, a walkthrough, and cleanup.

Questions we hear first

It's best not to. Tile can crack underfoot, and a cracked tile may not show until it leaks. Leave it to a roofer who knows where to step.

From our jobs

Recent work

“We had an issue with our tile roof and were advised that a full reroof would be the best option. We decided to try a repair first, and FarFan was happy to help. They came out and fixed the problem on the first visit. Everything went smoothly, and we're really happy we chose to go with the repair. Thanks to the team at FarFan for a great job!”
