Architectural shingle roof in Southwest Florida

Roof guide · Warning signs

Signs you need a new roof

Roofs rarely fail all at once. These are the signs we look for on Southwest Florida homes when a roof is getting close to the end of its life.

Shingle roofs

On shingle roofs

  • Shingles curling at the edges or cupping in the middle
  • Cracked or brittle shingles
  • Bare spots where the granules have worn off, or granules piling up at downspouts
  • Shingles that lift easily in wind, or that keep going missing
  • Dark streaks are often algae. That alone doesn't mean the roof is failing, but it's worth a look at the shingles under it

Tile roofs

On tile roofs

  • Leaks even though the tiles look fine. The underlayment under the tile may have worn out
  • Many cracked, slipped, or broken tiles
  • Ridge and hip caps that are loose or crumbling

On tile, the tiles can outlast the layer underneath. See tile roofing.

Metal roofs

On metal roofs

  • Rust on panels, trim, or fasteners
  • On exposed-fastener panels like 5V, screws backing out or worn sealing washers
  • Panels or trim that have shifted or come loose

See metal roofing.

Any roof

Signs on any roof

  • Water stains on ceilings or walls
  • Daylight through the roof deck in the attic
  • A roof deck that feels soft or spongy, or a roofline that sags
  • Leaks that keep coming back in different places

One sign doesn't always mean replacement. Sometimes a repair is the right call, or Roof Shield Rejuvenation on a sound shingle roof. A roof inspection with a photo report shows you what's really going on.

How we work

Our process, step by step

  1. 01

    Look

On-site check of the covering, flashing, vents, decking, and the attic where we can get in.

  2. 02

    Photo report

You get photos of what we found, so you can see it yourself.

  3. 03

    Recommend

Repair, Roof Shield Rejuvenation on a qualifying shingle roof, or replacement. We tell you which one we'd pick and why.

  4. 04

    You decide

No pressure. If the roof has years left, we say so.

Questions we hear first

Not by itself. Dark streaks on shingles are often algae. A ceiling stain inside is different: that means water is getting in somewhere and should be checked.
