Tile roof in Southwest Florida

Roof guide · Lifespan

How long does a roof last in Florida?

It depends on the roof type, how it was installed, and what it's been through. Southwest Florida's sun, heat, salt air, and storms are hard on every roof. Here's what makes the difference.

By roof type

Shingle, tile, and metal

Asphalt shingle

The most common roof in the area. Sun and heat dry shingles out over time, and wind can break the seals that hold them down. See shingle roofing.

Concrete and clay tile

The tile itself can last a long time. The underlayment under it usually wears out first, and that's what decides when a tile roof needs work. See tile roofing.

Metal

Standing seam has hidden fasteners and fewer places for water to get in. On exposed-fastener panels like 5V, the screws and washers need checking over time. Near salt water, the right material and fasteners matter. See metal roofing.

What shortens it

What wears a Florida roof out

  • Strong sun and heat, year after year
  • Wind from storms and hurricanes
  • Salt air on homes near the water
  • Poor attic ventilation that traps heat under the roof. See attic ventilation
  • Installation shortcuts: wrong fastening, thin underlayment, or skipped flashing
  • Small leaks left alone

What helps

How to get more years from your roof

  • Have it inspected after major storms
  • Fix small problems early: flashing, vent boots, a lifted shingle
  • Keep gutters and valleys clear of debris
  • On a sound, aging shingle roof, ask about Roof Shield Rejuvenation
  • When you do replace, ask about a sealed roof deck and the right underlayment

How we work

Our process, step by step

  1. 01

    Look

On-site check of the covering, flashing, vents, decking, and the attic where we can get in.

  2. 02

    Photo report

You get photos of what we found, so you can see it yourself.

  3. 03

    Recommend

Repair, Roof Shield Rejuvenation on a qualifying shingle roof, or replacement. We tell you which one we'd pick and why.

  4. 04

    You decide

No pressure. If the roof has years left, we say so.

Questions we hear first

Permit records are a good place to start. Your city or county building department, or the property records, can show when the last roof permit was issued.
